Community Title Lodgment

  • Unit Entitlement of lots relates to a certificate prepared by a Valuer and is required to accompany a community plan or a re-subdivision lodged for registration. This certificate certifies that the unit entitlement of each lot represents the relationship to the aggregate unit entitlement of all lots delineated on the community plan.

  • This is done through firstly a site visit followed by analysis of sales using direct comparison to value single lots within a community plan or a neighbourhood plan.

  • A Valuer must consider a broad range of market evidence including vacant land and improved land, use an evidence based approach when using sales of improved land to deduce the land value.

  • A Valuer must also consider factors such as the land size, aspect, location, zoning, planning controls, demographics and permitted use.
